North-side tract targeted for 267-unit residential project

J. LEE HOWARD SENIOR STAFF WRITER Clarion Homes is planning a 267-unit residential development combining duplexes and single-family homes in the white-hot growth area near Reames Road and Interstate 77.

Clarion wants to develop 195 single-family lots and 72 duplex lots on almost 55 acres on Reames Road at Lakeview Road, just west of I-77.

The community is being designed with a Bostonian theme and is named Brookline, after a well-known Boston suburb.

The single-family lots are intended to accommodate two tiers of homes, says Daniel Bartok, Clarion president. One set will feature 40-foot-wide lots with homes ranging from 2,500 to 2,800 square feet and selling for $225,000and $250,000.

A second group comprises 55-foot-wide lots with homes measuring 3,000 to 3,500 square feet and selling for $300,000 to $350,000.

The proposed duplexes may be redesigned as “active-adult” homes, Bartok says. Still, he expects they’ll sell for $225,000 to $275,000. The development also will likely feature a common area with a pool, gazebo, clubhouse, and a park.

Chicago-based Clarion entered the Charlotte market about four years ago. The company has developed such Charlotte-area projects as Edinburgh Square in Cornelius and Shelly Woods in Lancaster County. Another project is pending at Lake Norman.

Clarion has filed a rezoning petition to allow development of the Brookline project. The company is seeking a mixed-use designation for the property, which is zoned single-family residential. A public hearing on the request is scheduled for March 20, with a City Council decision expected April 17.
